Leasing Information
What are the income and credit qualifications?
You must have an income of 3x the monthly rent, including all trash removal, pet rent, and pest control.
Are renters required to have insurance?
Yes, renters must have insurance with a minimum liability of $100,000 per occurrence. Atlantic Breeze Apartments must be listed on the policy if you use a third-party company.
What is acceptable "proof of income" to sign a lease?
Acceptable proof includes income statements (e.g., pay stubs), bank statements, tax returns, proof of trust income, pension funds, retirement income, student loan statements, government payments, disability income, and social security documentation.
Fees and Payments
When is rent due?
Rent is due on the 1st of each month and is considered late after the 3rd. A 10% late fee will be applied on the 2nd, and an additional $75 fee will be applied if rent is not paid by the 4th.
Is there a security deposit? If so, how much?
Yes, security deposits start at $1500.
Will you accept electronic payments from my bank?
Yes, electronic payments are accepted, but the online payment system will not accept payments after late fees have been applied.
What day of the month am I liable for a late charge?
A late charge will be applied on the 4th of the month. A second late fee of $75 will be enacted if rent is unpaid by the 15th.
Is there a place where I can pay my rent after office hours?
You can pay through our online portal. However, payments cannot be processed once late fees have been applied.
Pet Policy
What kinds of pets do you allow? Do you permit exotic pets?
We allow dogs and cats. Exotic pets are not permitted.
How many pets may I have?
You may have up to two pets.
Are there any deposits, special fees, or monthly charges to have a pet?
Yes, pet fees start at $350 with an additional $25 per month in pet rent. Breed restrictions apply.
Apartment Living
What must I bring with me to tour an apartment?
A government-issued photo ID is required.
Are residents permitted to paint their apartment?
No, we prefer that residents do not paint. If painting is done, a repair fee of $200 per wall will be charged.
If something needs to be repaired in my apartment, how do I report it?
You can email the community, call, text, or submit a request through the property’s online portal.
Will you accept my delivery packages for me?
Yes, all packages will be delivered to our package center.
Visitors and Guests
There is a person who might be staying with me for a while, is that permitted?
Guests are permitted to stay for up to 14 consecutive days. Beyond that, they must be added to the lease agreement.
My children live with me in the summer; do I need to notify your office when they arrive?
Yes, please notify the office when your children arrive.
Amenities
Does the property have a fitness center?
Yes, the fitness center is open 24 hours a day.
Does the property have a swimming pool?
Yes, there is a swimming pool on the property.
